In an interesting turn of events Automatic Call Distribution is getting the attention of polling leaders. Due to the fact that so many of those of us calling into companies for assistance are doing so on our cell phones. So, not only do we feel the impact of being left on hold for too long as an infringement on our personal time, but we see it reflected in the depletion of our cell minutes. Thus, recent polls are underlining the importance of companies having the most efficient and effective Automatic Call Distribution setups.

Most of us acknowledge that automated service is what the present and future hold, whether it be via phone, or in-store checkout. That is precisely why it is so vital that it be done effectively, because it will become increasingly prevalent in our everyday lives. Hopefully, the interesting poll information that is collected will cross the desks of those in charge of selecting the providers they use. I think it goes without saying that having such things working in a manner that does not disrupt customers, or impact their interaction with businesses they frequent is of the utmost importance. The data obtained in these polls sounds reliable, and extremely pertinent. Hopefully, for the sake of consumers its usefulness will not go unnoticed.

What used to be for the wealthy, or super savvy is now something the general public could benefit greatly from, a second home. With prices having dropped up to and beyond fifty percent, the historically reliable pension plans out the window, and portfolios not churning out the supplemental income they once did something had to change. That change appears to be the type of people who buy second homes.

Buying a second property now has be touted as good business sense, In the next ten to fifteen years prices are predicted to bounce back and the window of opportunity will have passed. The bargains will no longer be available, and all the equity that could have been built up will not have been. Oh, and let’s not forget what we can all imagine interest rate will do, rise, rise, rise like dough in a bakery oven.

The most sought after of these properties will of course be those on a coastline. If you are in a position to obtain a second home, and living near the water sounds every bit ideal to you, do your homework. Don’t be closed to the idea of not shooting for the most enviable locations, as those will be highly sought after. You can get an even better deal elsewhere.

Owning your own property has always been something to aspire to. As Briton’s we love the feeling of owning our own space, and it makes good sense financially too. However, as we enter another unpredictable year some are suggesting that many of us will be turning our backs on becoming a homeowner.

So, is renting the new owning? Do you agree? Will you be looking for a new house this year or staying put in the rental market?

The claim

According to one leading UK law firm, increasing consumer nervousness, unemployment, a squeeze on purchasing power triggered by the economic downturn, and fears over the Eurozone debt crisis are factors which could force many of us to turn our backs on prospective home ownership.[1]

The claim is that renting has always been a necessity in the UK, only done while individuals save up to afford to buy their own home. However, the thinking is that now this is becoming a lifestyle choice rather than a stopgap solution.

When renting a property, people can be given more of an opportunity to plan their spending more accurately and also have the flexibility to relocate and follow job offers. It’s thought that these factors are currently gaining increasing importance in the current financial climate.

Homeownership is a valuable investment

You may like the freedom that renting gives you. Yes you can move jobs and spend time living in other areas of the UK, but it still rings true that renting is effectively dead money. Your monthly outgoings will simply be falling into the hole that is the rental market. When owning your own property everything you spend will go towards the eventual goal of owning your home out right. Is there anything freer than one day cutting out monthly payments all together?

The landlord is king

With more and more people renting, the market is booming and those that bought to let are reigning supreme. With more demand, price can potentially increase. If value for money in the market starts to drop will your quality of life be any better renting?

In the economic downturn house prices have dropped. Rather than holding on in the rental market, now could be the time to move.

It could be closer than you think

There are schemes that can help you. As the current Government continues its aims to boost the property market and provide assistance to creditworthy first time buyers, there may not be a better time to jump ship from your current rental.

You’ll get help with the deposit – remember there’s no one helping you meet those rental payments. With that, you’re on your own!

Kent is full of history. You just need to visit the stunning cathedral city of Canterbury to find out as much. But it’s not just about Canterbury, throughout the county history is just around the corner, with grand houses from the past all over the Garden of England.

It’s not just country manors that make Kent so appealing. With a number of new developments all around, those looking for homes for sale in Kent can enjoy all the benefits of modern living before embarking on a day out to see how it used to be done.

Here are some of our favourite historic houses in Kent.

Squerryes Court

This 17th century manor has been the home of the Warde family since 1731 and is full of treasures of the past. As you enter the hall you’re confronted with a portrait of Sir Patience Warde; one time Lord Mayor of London. The upstairs landing is home to a small collection of Grand Tour paintings which include works by Van Dyck and Rubens. The house is also home to a fine collection of furniture, porcelain and 18th century Soho tapestries.

Down House

Not only is the setting stunning, a visit to Down House could well prove an inspiring day for all the family. As the home of Charles Darwin for 40 years, visitors can learn about his life and most importantly his vital work. There’s also an award winning exhibition and the chance to sit in his study where he formed much of his works and even take a stroll down his ‘thinking path’. Just 15 miles outside London this is a perfect day out for those living in Kent or those just out to experience its many wonders.

Walmer Castle

Walmer Castle is absolutely breathtaking on a warm Kent summers day. The green lawns contrast wonderfully with the mirror of the lily pond capturing the view of the Castle. But to be honest, it’s not too bad in winter either. As one of a chain of coastal artillery forts built by Henry VIII transformed into a stately home it has history in abundance. On display you’ll find a collection of prints and portraits of the castle and its wardens, but the real beauty can be seen when heading outside. The sumptuous gardens include the Queen Mother’s Garden and the Broadwalk.

Leeds Castle

No, we’re not taking you on a trip to Yorkshire. Leeds Castle is in fact located in Maidstone. Set in 500 acres of parkland, the Castle has over 900 years of history and is a real treat for a visit. Take a trip to the aviary, watch the World of Wings bird display, lose some time in the maze, and let the kids go back in time in the Knights Realm playground while you relax in one of the formal gardens. And then it’s time for the caste itself. Immerse yourself in history with a tour round this epic building. Open all year round; make it your next stop on your tour of Kent.

Well whether we are willing to admit it or not the recession has brought some wisdom to us. We are now buying used items instead of the most expense new ones we can find. The transition from over indulging to frugality is here, and looks like much to the benefit of our selves, and the world as a whole.

Two areas that seem to be the most cut and dry examples are home goods and the children’s market. People who are buying new homes are not racing out to acquire the most extravagant tables and chairs to keep up with their neighbours, or even try and outshine them. Nor, are new parents shelling out thousands on strollers, cribs or clothes for their babies.

In fact, it has become less revered to purchase over the top products, and more looked down upon. Now, people are seeking out bargains, and finding bragging rights in finding the best of them whether they be on home entertainment items, or changing tables. Whereas everyone used to stick to certain brand names known for being lavish, now they are only buying from them if they have launched an eco-line and deeply dropped their prices on those.

If you have not joined in this revolution as of yet, read this article to find moral support to do so. Trust me it’s cool, “everybody is doing it.”

In today’s real estate market we are seeing changes that can be expected in any recession, however, they some of them rock it to its core. Take for example the overused quote in the field of “location, location, location.” Yes, of course people still crave the homes closest to work, good schools, public transportation and all those other things we have been programmed to look for.

Yet, with purse strings tightening, location is losing its footing, so to say. Buyers are evaluating what they are willing to spend, banks are being reigned in on what they are able to loan, and together those mean that true options are those other than the high flatulent ones. Reality has set in, fear can be smelled in the air, and the future on many levels is unknown. What exactly does this mean for buyers and sellers, well depending on who you are and what you want to spend, and who you are and what you have to sell many different things. Bottomline in all of this, change is here, and the predictions are that it is here to stay for the long haul.

More and more people are taking decorating styles and criss crossing them in houses of a traditional nature. Houses that have very defined architectural features, such as Queen Anne Victorian, or Farmhouse are now being filled with furnishings that no longer match the period or style of the building itself. So, where one might expect settees, they find corner sofas or other more contemporary pieces.

Not only are folks doing it, but they are doing it with great levels of success. The unexpected works surprisingly well, and the juxtaposition is well received in most settings. This is good news as these types of sofas are often much more comfortable, and accommodating for families, or even entertaining. This arrangement allows an enviable media system, or a brilliant fireplace to be the main feature of the area.

In addition, since the television has become such an integral part of the living room having one seating unit can work better than two. Being able to arrange this one item so that the focal point is the TV, instead of two works perfectly for most family homes. Viewing is not awkward, and no one is left with the bad seat, as there isn’t one.

Last month brought about the third known property scam in Australia involving owners living abroad. Specifically, the home owners reside in Africa, and parties in Australia have stolen their identity in order to sell the property they own in Australia. Unfortunately, the first two attempts to carry this fraud off were successful. Thankfully, after the observance of the first two, and a stroke of luck on behalf of the real owner, the third was thwarted.

The result of these acts is the imposition of a 100 point identity check prior to the sale of properties (commercial, residential, and industrial) in Perth, Australia. The real estate professionals out there are issuing a warning, if the criminals tried it here, were successful, but have now been uncovered, it is likely that they will attempt the same thing elsewhere. This could mean in other areas of Australia, but could also spread to other countries, or throughout the world.

While such scams are not altogether unheard of, they continue to be perpetrated, and we should all be diligent in the sale of property. While it might seem unbelievable that this could be achieved, it can, and has been. We expect that places with few identity checks will be making changes regarding this, the only question is will they do it before or after such fraud occurs or is attempted.

People often are naturally drawn to one style of furniture or another. Some will have an inclination towards fashion for home chaise longues, while others steer towards the sinuous shape of a Panton. Yet, those personal preferences are not always well suited for certain dwellings. There are some homes that will not allow for their heritage, and design to be forsaken. The era in which they were built establishes the interior’s décor, and that is how it is. Some may try to rebel, and invite furniture that is way off balance in such a place. Alas, the end result is always the same, things look and feel off kilter.

However, there is a way to achieve a more harmonious set up, it involves working with a traditional piece of furniture, and updating it with current influences. The chaise longues for example, while it has been around for centuries it need not be covered in brocade or dainty floral patterns, modernize it by purchasing it in a seeker, more contemporary material. This will give you a seat with the appropriate dimensions and fortitude, but simultaneously reflects your panache for the here and now. You know what they say, change a little change a lot.

A second home can be many things, but the last thing anyone wants it to be is a burden. So, that is precisely why when working with clients on decorating their holiday pads we go with reclaimed items. This makes loads of sense because it can stretch a budget beyond belief, and is totally green. Thus, you are doing good all around.

This is not to say that the fun of choosing fabrics and infusing the new space with personal style is missing in this process. In fact, we believe it is even more prominent when pieces from the past are brought in, and revamped, or refurbished. There are plenty of objects that can be retrieved from markets, antique shops, and church bazaars that have wonderful bones, and a lengthy future of use if maintained. Not to mention, we think there is little point in having a second dwelling if it is simply a repeat, or remake of your first home. Therefore, broaching this one with a creative spirit, and an environmentally friendly mindset works to perfection in these circumstances. Oh, and did we mention it is a real money saver?
